Design & Construction Procedure

Phase 1 – Design Brief & Analysis / Schematic Layout / Space Planning

• Step 1:To study the organization chart, preliminary discussions focus on the Client’s aspiration and design intent of the project.
• Step 2:Involves a detailed analysis of project scope, study the concepts and evolution of the schematic layout plan.
• Step 3:Involves the layout plan along with clear design and functional criteria in context of concept planning. To present 3 dimension Perspective.
• Step 4:To propose the budgetary costing base on layout plan and standard materials.

Approval of Phase 1 is critical in order to proceed to Phase 2. Any amendment of Phase 1 at this stage shall be implemented during Phase 2.

Phase 2 – Concept Development

• Step 1: Base on the approved layout plan submitted at Phase 1, we will develop relevant presentation materials comprising of:

• Two dimension of update layouts;
• Two dimension of relevant interior elevations to demonstrate design concepts being proposed;
• Electrical and Mechanical plan (Electrical, Air condition and ventilation, Fire protection, Data and Telephone or other special required...);
• Mood composition expressing general finishes and materials in respect of design concept

• Step 2: Base on the approved design concepts and mood composition by the Client, the Designer will develop relevant presentation materials comprising of:

• Materials board specifying floor, wall and partition, ceiling finishes in general;
• Revised layout plan where appropriate.

• Step 3:To submit Bill of Quantity base on materials board which Client approved and the Contract.

 

Phase 3 – Specification and Details.

            During this phase, all detail drawings shall prepare for construction and fabrication step. Detail Drawings for construction as follows:

• Floor drawing;
• Wall elevation (Indicated lighting position);
• Ceiling drawing (Indicated lighting position);
• Door and door panel details;
• Wall features details;
• Fixture details for built in furniture;
• Furniture details or Picture of furniture;
• Accessories, Finishes & Fittings;
• M&E Drawings.

Phase 4 – Construction.

            Depend on a complicated of each project, the phase 4 could be start together with phase 3 for reduce the working time schedule.

• Contractor arrange the setting works on clear plan on site, all position of dry wall partition, door and glass partition, working table will be marked on floor  (scale 1:1)
• After setting works complete, the Contractor will explain for the Client what is present on floor is exactly will built up for these project. The Client should approve this plan before Contractor start doing the installation of all partition.
• To process brick works, plastering works, drywall installation or features wall frame and finishes.
• To proceed ceiling suspended system.
• On this step, the contractor will take carefully the measurement for fabrication or order the materials and furniture, especially in imported materials.
• To proceed the painting work for wall and ceiling or other finishing works.
• The M&E works such as: electrical, Air conditional, ventilation, Fire protection, communication or other security system to carry out and co-ordinate closely with interior decoration works.
• All fixture wall or built in furniture must be protect carefully avoid scratches or damages.

            When the construction plan is clean and clear, the contractor to proceed final finishing works remain as:

• To lay carpet, wooden floor or granite floor.
• To install all built in furniture and loose furniture
• To install curtain, blind, other furnishing and artworks.

Phase 5 - Inspection and Hand over

            When the works completed, we will inform Client for inspection, after the inspection, Client will issue by writing List of Defect to the Contractor or any amendment of Client, Contractor will arrange schedule and resubmit to the Client for approval.

These defect works will carry out after working hour or on Saturday or Sunday.

Maintenance service will carry out according to the maintenance term

 Our warranty and maintenance:

Warranty Period: 12 months and next 6 months for maintenance service...

Other equipment supplies by Manufacturer are warranted accordingly to warranty term and condition in the manufacturer policy.

VietDECOR will arrange technical worker to maintain the work request from client within 24 hours. The replacement equipment will be fixed in the soonest time in order to meet the clients satisfaction.

 Also, we understand that our clients concern is the maintenance work after the warranty period, in fact, all of our clients are very happy with our provided equipment’s and service after the project has been handed over.
